Secerno Health Care Real Estate Fund
A new Netherlands Social Support Act is in force as of January 1, 2015. This legislation requires that a person needing care has to live independently at home as long as possible. This also applies to people living in a care homes.
As a consequence there is a requirement to create new ‘sheltered’ care complexes where all apartments / houses are designed so they can be converted to independent houses.
This result is a residential complex where the care provider can deliver the necessary care as demanded. The care provider on average rents the building for a period of 15 years with possible option to extend.
The result is a building complex with a principal tenant and a long-term lease with the possibility to redevelop into regular rental housing. This is a solid investment proposition. The occupancy is secured and the rental income as well.
When these types of residential complexes throughout the Netherlands, with various health care providers as a tenants are combined in one investment fund, any risk due to tenancy is mitigated, both geographically and in terms of healthcare providers.

Share Certificates:
Two types of certificates are issued;
The first type consists of 21 Share certificates of Preference shares of € 270,000 each. The second type consists of 450 certificates on shares of € 100,000.-. In the future a third type will be issued, under licensed and complies in accordance with the AIFMD (Alternative Investment Fund Managers Directive); and includes the issue of certificates of € 5.000, – per certificate. The trade price (net asset value) is determined monthly and published on the web site.
Internal and external market knowledge.
Knowledge of Care houses in the market is limited. Some complexes are similar to regular rental homes, others are ‘adjusted’ dwellings made fit for the handicapped. In the fund acquired properties are relatively easy to convert into regular homes or apartments. The selection of the care complexes that are acquired by the fund have to meet two criteria: They must be a pleasant residential complex and the care must provided in an efficient manner. For this specific knowledge Secerno Real Estate has entered into a unique cooperation with Estea.
